Ubiica LLC is a real estate brokerage operating Kendall Home Finder, a site for buyers and sellers in Kendall, Florida. This policy explains what information we collect when you use our site, how we use it, and who we share it with. If you have questions, email alex@ubiica.com or call 305.807.0931.
From the buyer-alerts form: When you sign up for email alerts about Kendall listings, we collect your first name, email address, and the communities you're interested in. This is optional.
From your account (if you create one): When you create an account to save listings, we collect your email address and any name or profile information you provide. We use Supabase to manage authentication. If you sign in with Google or Facebook, we receive your name, email, and profile photo from those providers — only what's needed to sign you in.
From listings you save: When you heart a property, we record the listing identifier (MLS number), the community it's in, the price at the time you saved it, and the timestamp. This lets us show your saved homes on your account page and notify you when their status changes.
From your activity on the site: If you accept cookies, we collect anonymous browsing data — pages you view, listings you click, filters you apply, time spent on the site. This is used to improve the site, measure ad performance, and personalize your experience. If you reject cookies, we don't collect this data.
From Calendly bookings: When you book a consultation, Calendly collects your name, email, phone number, and preferred time. Calendly handles their own privacy practices for this data.
From your browser: Our hosting provider Vercel automatically records standard server logs—your IP address, browser type, the pages you visit, and when you visit them. We use this to understand how the site is performing and to detect any technical issues.
Essential cookies (always on): If you create an account, we use a session cookie to keep you signed in. This is required for the account to work and cannot be disabled.
Analytics and advertising cookies (your choice): When you first visit, we ask whether you want to accept or reject non-essential cookies. If you accept, we use Google Analytics 4 (GA4) and the Meta (Facebook) Pixel to measure how visitors use the site and to improve the relevance of ads we may show you on Meta platforms. If you reject, we suppress these third-party services entirely. You can change your choice anytime by clearing your browser's site data for KendallHomeFinder.com.
To send you what you asked for: Email alerts about new Kendall listings, follow-up on inquiries you initiated, and updates on homes you've saved (price drops, status changes).
To sign you in: We send a one-time sign-in code to your email when you log in (no passwords). If you use Google or Facebook to sign in, we use the identity they vouch for and store only your email and name.
To improve the site and measure ads (only if you accept cookies): We look at aggregate patterns — what listings draw the most interest, which filters get used, where visitors drop off — and use that to make the site work better and to measure whether our ads are reaching the right people. Meta and Google receive this behavioral data in their roles as our analytics and ad providers.
What we never do: We don't sell, rent, or share your personal data with third parties for their own marketing.
Bridge MLS: Our source for Kendall listings. We don't send your data to them; they provide the listing feed only.
Supabase: Our authentication and database provider. Stores your account record (email + sign-in identity), your saved listings, and your in-app activity. Data is encrypted at rest, scoped to your user account by row-level security, and never shared with other users or third parties beyond this list.
Resend: Our email-delivery provider. Sends your sign-in codes, saved-listing alerts, and account notifications. Resend processes only the email address and the message contents required to deliver each email.
Follow Up Boss: Our CRM tool stores the contacts from your buyer-alert signup so we can send alerts and follow up on inquiries.
Vercel: Our hosting platform, which receives standard request logs and maintains the site.
Calendly: When you book a consultation, you enter your data directly with Calendly. They handle their own privacy policy.
Meta (Facebook): If you accept cookies, we use the Meta Pixel to measure ad performance and build audiences for future ads. If you sign in with Facebook, Meta authenticates you and shares your email + name with us. If you reject cookies, the Pixel does not load.
Google: If you accept cookies, we use Google Analytics 4 (GA4) to understand how visitors use the site. If you sign in with Google, Google authenticates you and shares your email + name with us. If you reject cookies, GA4 does not load.
Google Fonts and OpenStreetMap/CARTO: When our site loads, it pulls fonts and map tiles from these services. They receive minimal data—just that your browser requested their assets.
Unsubscribe anytime: Every email alert includes an unsubscribe link. Click it and you're off the list.
Request deletion: Email alex@ubiica.com and ask us to delete your data. We'll honor the request within 30 days.
Specific rights by state: If you're a Florida resident, you have rights under Florida privacy law. If you're a California resident, the CCPA gives you additional rights. Email us to make a formal request and we'll respond within the required timeframe.
This site is not directed at children under 13. We don't knowingly collect personal information from anyone under 13. If we learn that we have, we'll delete it right away.
We may update this policy as our practices change. We'll post the new version here with an updated date.
What changed in this version (May 11, 2026): Added account creation, saved-listings, and in-site activity tracking. Added Supabase, Resend, Meta (Pixel + Facebook sign-in), and Google (Analytics + Google sign-in) to the list of third-party services. Added a cookie-consent banner so you can opt out of analytics and ad tracking. Added the right to request deletion via our data-deletion page.
