The Hammocks is the largest master-planned community in west Kendall — nearly 18,000 homes across 40 sub-communities under a single master HOA, the largest in Miami-Dade County. Development started in the late 1970s and did not conclude until 2017, so inventory spans original 1980s product through homes barely a decade old. Spanish Revival is the dominant architecture: stucco siding, terracotta barrel-tile roofs, mature oak and poinciana shading every street. Schools feed to Christina M. Eve Elementary, Hammocks Middle, and Felix Varela Senior High.
Amenities are the unfair advantage here. The HOA runs nine community pools, a 25-acre lakeside park, tennis courts at Wild Lime Park, an ice-skating rink rare in Miami, and artificial lakes with sand-beach areas — all maintained by the master association. With 126 closings in the last twelve months, this is the deepest sub-market I track. That depth cuts both ways: buyers get real comp data, sellers compete with a steady stream of similar floor plans. The homes that price tightly to the village type and lake-frontage flag move fastest.
