The Lakes of the Meadow Master Homeowners Association was established on July 22, 1981, in the second great push of west-Kendall build-out — single-family homes plus condos and townhomes around a chain of man-made lakes. Schools feed to Jane S. Roberts K-8 and Miami Sunset Senior High.

Amenities are among the most extensive in west Kendall: a clubhouse, swimming pool, spa, cabana, fitness center, sauna, game and billiards rooms, plus tennis and basketball courts — all maintained by the master HOA. Single-family dues run $115 to $150/month; condos and townhomes $400 to $515 and include grounds, building, roof, water, trash, sewer, pest, and rec. Buyers pick 33185 for the square-foot-per-dollar that beats South Miami at a commute that's still manageable.
