The honest math — rate reset, Save Our Homes, insurance, taxes — before you ever list.
Twenty-three sales in twelve months — steady, not starved.
The premium anchor of 33185. Buyers here self-select on space and schools.
Faster than The Hammocks (53d), Country Walk (68d), the county average (47d).
Premium doesn't mean priced right. Your list price matters more here than in any ZIP I track.
Country Walk was built in the late 1970s by Arvida Corporation — at the time a Disney-owned developer. The plan covers 1,280 deed-restricted acres organized into pedestrian-scaled villages around a central spine of green commons. About 1,600 homes today, governed by a master HOA and six sub-associations. The community spans both 33186 and 33196 because the original phases hit a ZIP boundary mid-build. Schools serve Jack D. Gordon Elementary, Arvida Middle, and Felix Varela Senior High.
Hurricane Andrew is part of this community's story. In August 1992, ninety percent of Country Walk's 1,700 homes were destroyed — many built with staples instead of nails and low-grade plywood. The community reconstructed in concrete block, and post-Andrew Country Walk became a test case for Florida's modern building codes. Today's inventory is overwhelmingly that concrete-block product. Median is $580K, fifty-nine closings in the last twelve months, and the homes that price for the village's specific footprint move fastest. The clubhouse runs a pool, jacuzzi, and tennis courts; Oak Creek Park adds basketball and a fitness zone.
Country Walk is two ZIPs, six villages, and one walking spine. The right comp is from your village, not the community. — Alejandro, internal notes · Mar 2026
We maintain a rolling database of every Country Walk transaction back to 2011, indexed by village and ZIP. Three village-matched comps, dated, with photos, arrive in your inbox the moment you ask.
Most agents pull a Country Walk comp. I pull the village.
I grew up in The Crossings in the 1990s and walked the Country Walk greens with school friends — different footprint, same west-Kendall era, same families trading up. Twenty years and 350+ closings later, I went independent and built Ubiica the way I wish I'd been brokered to: one broker on your deal, forever.
I keep every Country Walk sale on file because the only honest answer to "what's my home worth" is a comp from your village — not a Zestimate averaging a 33186 villa with a 33196 single-family. If that approach resonates, we'll get along fine.
Alejandro made the entire process smooth and stress-free. He priced our home perfectly, got multiple offers, and we closed above asking. Couldn't have asked for a better agent.
Super knowledgeable and easy to work with. Alejandro helped us find a great deal in a competitive market and guided us every step of the way. Highly recommend.
Daily, straight from MLS, with a short note from me on which ones are priced right and which are dreaming.
I'll run the math on your rate reset, Save Our Homes cap, insurance, and taxes before you put a sign in the yard.
